We specialize in lettings and property management for professional international landlords and we do everything for you! From collecting keys from your developer to finding a tenant, collecting rent and fully managing the whole process – we even arrange to pay the tax due to HMRC on your behalf from the rent and submit your tax return. 

Let Only Service

Our let only service is for those who have time and experience to manage the property themselves. We will market the property, source a tenant, fully reference them and arrange contracts and move in requirements such as inventory reports and check in.  Rent will be paid directly to the landlord and this is where our responsibility stops and transfers to the owner for any issues that arise during the lease and for rent collection.

If you are an overseas landlord or are not experienced in property management, maintenance or compliance, we advise you to take the fully managed service.

Full Management Service

Run by our in-house management team, we handle all of your needs. From organizing repairs, advising on legal issues and we keep you up to date with any changes in legislation that many affect you. We take complete control of the day-to-day management of your property, payments and accounting.

Trusted tradesman and contractors

Normally you will be covered for the first two years by a developer’s warrantee. If this is the case, we will liaise with the developers and ensure any issues are covered in the warrantee where possible and manage the work on your behalf. We have great relationships with all of the major developers and having worked for one for many years, we know what to ask and look for.

If the property is out of warrantee, we have trusted tradesman and contractors who will fix any problems that arise over your ownership of the property. We will ensure they are qualified, hold the necessary indemnity insurances and managed the work on your behalf.

Tax and accounting

Our fully managed service includes rent collection. We will ensure rent is paid on time each month and if late, the tenants are served the necessary warnings. We also provide full annual statements and can help with your tax return if you are a non-resident landlord. If you do not have a NRL, we can automatically deduct the basic rate of tax from your rent (after allowing for expenses) and issue you a certificate at the end of the tax year saying how much tax was deducted. We can also We can help you’re your self-assessment.
